Garage Door Maintenance Checklist
An annual maintenance visit is the single most effective thing you can do to extend the life of your garage door and avoid unexpected failures. Between professional visits, there are several things you can check and do yourself.
This checklist covers both DIY tasks and the professional checks you should book once a year. Homeowners in Chesapeake, Virginia Beach, and Hampton Roads should be particularly diligent given the salt air, humidity, and occasional severe weather this region sees.
Monthly Checks (DIY)
- Visual inspection - watch the door complete a full open and close cycle. Look for hesitation, jerking, uneven movement, or anything that looks out of the ordinary. The door should move smoothly and quietly in both directions.
- Balance test - disconnect the opener via the red emergency release cord. Lift the door manually to waist height and let go. A balanced door stays in place. If it falls or rises, the spring tension needs adjusting. Do not adjust spring tension yourself.
- Safety sensor test - place a roll of paper towels in the path of the door and close it. The door should reverse immediately. If it does not, the auto-reverse system needs attention and the door is not safe to use.
- Check for rust and damage - inspect the bottom of steel panels for rust spots near the ground. Catch rust early with primer and touch-up paint.
Every Six Months (DIY)
- Lubricate moving parts - apply a dedicated garage door lubricant (not WD-40) to the torsion spring coils, hinges, roller stems, and shaft bearings. Do not lubricate the track itself. Takes about ten minutes.
- Tighten hardware - check all nuts and bolts on track brackets, hinges, and opener rail mounting brackets. Snug up anything loose with a socket wrench - do not over-tighten.
- Check weather seals - inspect the bottom seal, side seals, and top seal for cracking, tearing, or gaps. Replace any that are no longer making good contact.
- Clean the tracks - wipe down the inside of both tracks with a damp cloth to remove dust, dirt, and old lubricant.
Annual Professional Maintenance
